Work on a freestanding Medical Office Building (MOB) is well underway at the new Riverside Smithfield Hospital (RSH) campus, including removal of trees, bushes and topsoil from the building pad and two parking lots.
The Jamison-Longford MOB, named in honor of two respected former physicians, will be a largely one-story brick structure with a cast-stone exterior. It will feature a two-story entry lobby, patient waiting area and space for a variety of multispecialty offices and Physical Therapy, Human Resources and Health Information Management System departments.
The approximately 27,000-square-foot building site sits to the right of the future 200,000-square-foot hospital, where construction is proceeding simultaneously.
Once crews create a building pad for the MOB – an elevated dirt area that will support the building’s concrete foundation and allow for proper drainage – they will begin work on underground utilities such as plumbing lines and electrical conduits.
That foundation, along with slab-on-grade concrete flooring, should be installed by summer’s end. Crews also are shaping elevated pads to undergird the stone and asphalt layers of the parking lots on either side of the MOB, one for visitors and one for Riverside team members.
“Over the next couple of months, people passing by are going to see a LOT of dirt being moved around,” says Russell Parrish, a Registered Architect and Senior Project Manager. “It has become a very busy site in general, with two major projects proceeding at once.”
Construction of the MOB structure, including its steel beams and columns, metal roof decking and metal wall framing, is projected to begin in the fall.
RSH, a 50-bed acute care facility near the intersection of Routes US-258 and VA-10, is scheduled for completion in early 2026. While the MOB could be ready sooner, Parrish says it is still too early in the process to give a projected opening date.
